The good, the bad, the ugly narrative verdict — evidence in the lens below · edit data/verdicts.json

The good

A salt-works township on the Bruce Hwy with a genuine employment anchor — Cheetham Salt (Australia's largest salt maker) and Olsson's Pacific Salt run evaporative pans here — and no residential development pipeline, so no new supply competes with the existing stock.

The bad

Every headline number is noise: a 3-sale-a-year market, an $870k median that pushes gross yield to ~2.7% (far below Rockhampton's 5-7% norm), only 13% of dwellings rented and a rent series down 17.9% — no reliable valuation and almost no tenant pool for a cash-flow-dependent LRBA hold.

The ugly

Older rural/worker stock on large lots and septic is exactly the repair-heavy profile the LRBA cannot fund, and the locality sits 30-35min from Rockhampton with no fixed-route bus — thin to lease and thin to sell.

Net read from the data

Not investment-grade for an SMSF: the market is too thin to underwrite and the yield too low to hold. At best a niche owner-buyer play for someone tied to the salt works — not an income strategy. Pass on the numbers.

DimensionVerdictWhy
Capital growth Good22.0% compound over 5 yrs, 67% last 12m. Past growth is already in the price — sustaining it depends on the supply picture below.
trend data (this DB)
Rental yield Bad2.7% gross — heavy negative cash flow inside the fund — the growth has to justify it.
PropTrack via suburb page
Flood risk MixedNo suburb-level flood record; the SE corridor is Fitzroy-delta storm-tide/coastal-lowland country, but Bajool sits inland at the Bruce Hwy/Port Alma turn-off — check Rockhampton Regional Council flood mapping at address level.
Flood factpack (Capricorn Enterprise 2026); RRC flood maps (verify)
Crime MixedNo suburb-level crime data; small highway/salt-works locality under QPS Capricornia District (Gracemere/Rockhampton divisions); assumed low absolute crime by population but unverified.
Crime factpack (QPS/RedSuburbs 2025 — UNCERTAIN)
Infrastructure BadBruce Hwy locality ~30-35min from Rockhampton; salt works (Cheetham Salt, Olsson's Pacific Salt) give industrial jobs but there is no retail, hospital, school or rail; the Bajool-Port Alma Rd upgrade is freight-focused.
Transport & Supply factpacks (2025)
Owner-occupier appeal Good85% owned / 13% rented, 76% family households — owner-occupier depth supports prices and resale; verify tenant demand separately (listings volume, room demand).
ABS via suburb page
New supply risk GoodNo residential development pipeline; rural/industrial locality — structural supply scarcity, though residential demand is thin.
Supply factpack (2025)
Distance to rail BadNo rail; ~30-35min to Rockhampton CBD on the sealed Bruce Hwy (national freight route), car-dependent with little/no fixed-route bus.
Transport factpack (Kinetic/Translink 2025)
Housing stock & upkeep BadSmall highway salt-works township of older rural/worker dwellings on large lots and septic — repair-heavy stock the LRBA cannot fund.
