The cheapest entry in the group ($400k) with the strongest 12-month growth (40.4%) and, on paper, the best yield (5.7%), ~5-7 min to the CBD.

The bad

Crime runs well above the QLD average (1 in 9 property odds) and the stock is old high-set timber the fund can't borrow to repair.

The ugly

The flood IS the suburb — evacuated in 2011, insurers refuse or heavily load cover, and the ~33% discount to Wandal is the market pricing that risk. Uninsurable or barely-insurable ground is a direct SMSF liquidity gate, and the protective levee is unfunded (~$105M short).
