The good

The corridor's only real market and its standout SMSF profile: a deep 39%-rented tenant pool with 406 rental listings churned in 12 months, a 4.3% yield, best-in-corridor transport (~12-15 min on the duplicated 4-lane Capricorn Hwy plus the Route 450 bus), a full town's jobs and services (saleyards, industrial/logistics hub), and predominantly newer estate stock that keeps LRBA-unfundable repairs low. Five-year price CAGR ~16.9%.

The bad

Above-QLD absolute property crime — 186 break-ins and 87 vehicle thefts a year, +20% — is a real landlord-insurance loading, and even at 4.3% the yield leaves a leveraged LRBA hold near cash-flow-neutral rather than positive. The 21.6% 12-month price spike is a supply-lag artefact off 1.69 months of stock, not a durable trend.

The ugly

The flat-land supply valve. Gracemere is the corridor's Waraba — an abundant, usable greenfield bank (Breeze, Sienna and successor estates) that can be switched on fast, structurally capping the established-house growth a long SMSF hold relies on. The current scarcity is temporary; the land is not.
