The island's premium master-planned address — Pacific Harbour's 2000s+ golf/marina stock is the lightest-maintenance on Bribie (a real plus when LRBA money can't fund repairs), crime sits well below the QLD average, and 22.8% 12-month growth shows genuine sea-change demand.

The bad

The weakest income profile on the island: a 3.1% yield on a $1.32m median and only 14% of homes rented (84.8% owner-occupied, retiree-skewed) — a shallow tenant pool that means contribution top-ups and slower re-lets, with losses trapped in the fund at 15%.

The ugly

Pacific Harbour is still an active supply front — a live DA carries ~715 dwellings including small-lot and short-term-accommodation product, i.e. new rental/holiday stock competing with your asset. That, plus single-bridge access (the second bridge only funded to detailed design), caps the scarcity story.
