The good, the bad, the ugly narrative verdict — evidence in the lens below · edit data/verdicts.json

The good

The anchor suburb: the largest population (3,208) and deepest transaction market here (28 sales), 1st-percentile crime, the Samford Village node and schools next door, and 26.4% price growth last year in supply-locked Rural Residential land.

The bad

A $2.275M median at ~2.4% yield with only 4% of homes rented means deeply negative, trapped cash flow — this is a prestige capital-growth belt, not an income market.

The ugly

South Pine flooding intensified through the valley in Feb 2022, so flood is street-real on the creek flats; combined with acreage septic/tank upkeep and no rail, the fund carries costs it cannot borrow to fix.

Net read from the data

The strongest all-round suburb in the subregion, but still a weak SMSF fit on yield and liquidity. Only a well-funded long-hold capital play on a dry, elevated, newer-built lot makes sense — and only with the address cleared on MBRC Flood Check.

DimensionVerdictWhy
Capital growth Mixed11.6% compound over 5 yrs, 26.4% last 12m. Past growth is already in the price — sustaining it depends on the supply picture below.
trend data (this DB)
Rental yield Bad2.4% gross — heavy negative cash flow inside the fund — the growth has to justify it.
PropTrack via suburb page
Flood risk MixedSouth Pine River flooding intensified through the Samford Valley in Feb 2022; low creek flats inundate while elevated acreage sits clear — a street/address-level call on MBRC Flood Check.
Nikki Boyd Pine Rivers speech 2022; MBRC flood mapping
Crime GoodViolent crime 187/100k — 1st percentile, ~95% below the QLD average — with break-ins and MV theft both down ~70%. Among the lowest-crime suburbs in the dataset.
OpenStats 2022–24
Infrastructure MixedSamford Rd arterial to Ferny Grove/Brisbane; Samford State School and Steiner school; adjoins the Samford Village retail node. No rail, nearest hospital TPCH Chermside.
Transport factpack 2026; Wikipedia 'Samford'
Owner-occupier appeal Good95% owned / 4% rented, 91% family households — owner-occupier depth supports prices and resale; verify tenant demand separately (listings volume, room demand).
ABS via suburb page
New supply risk GoodRural Residential large-lot zoning with a Lot Size Overlay and the 75%-rural-preservation policy; very limited subdivision — structural scarcity supports established-house values.
MBRC Planning Scheme; supply factpack
Distance to rail BadNo station; nearest rail Ferny Grove ~15–20 min drive via Samford Rd (Samford–Dayboro line closed 1955).
Translink; Wikipedia 'Samford railway station'
Housing stock & upkeep MixedLarge prestige acreage of mixed eras — many newer architect builds — on tank/septic; long driveways and bushfire clearing add upkeep the LRBA cannot fund.
